Request for Project Approvals


 Dear Homeowners,


In a continuing effort to eliminate any confusion or inconvenience to the Homeowners or their contractors regarding project approvals for work to be performed on the exterior of any home, we are sending this communiqué by e-mail, newsletter and hand delivery to all residents within the St. Ives community.


Although we have tried to communicate to the Homeowners through our website, meetings and newsletters it is apparent that there are still a number of Homeowners who are unfamiliar with our Rules and Regulations. Therefore, please let us direct your attention to the introduction of the Architectural Standards Manual with General Rules and Regulations located on page four which states, "Please note that any plans or work to be performed by a Homeowner for any external construction, painting (even the same color) or landscaping must be submitted on the Request for Project Approval form. This form is then given to the Property Manager for approval before any work begins. The Request for Project Approval form may be found on the website" The Request allows an expedient review and approval by the Architectural Standards Committee and coordinates all contractor traffic to enter the rear gate without delays.


All Requests for Project Approval will be reviewed by the ASC once a week. All Requests for work to be performed on Saturday or Monday must be received by the HOA office no later than 3:00 PM of the previous Tuesday. Most requests that have been filled out correctly should be approved within 2 to 3 working days from the date of receipt. Projects that are more complex in nature will be returned to the HOA office within six working days from the date of receipt.  


Any regularly scheduled maintenance such as, but not limited to, window washing, landscape maintenance or general clean-up does not require a Request for Project Approval. Please verify with the rear gate security officer that your contractors have been listed. Also then click on Gatesure.
